Elevator Modernization Update
Good news, residents!
As of July 29, 2026, all three elevators have successfully completed testing and are now back in service.
Following the turnover, our elevator contractor will take one elevator out of service at a time to complete the remaining touch-ups and replace the compensation chains. This phased approach is designed to minimize disruptions to residents.
Our goal is to have all elevators operational by the end of each workday, ensuring reliable service while the final modernization work is completed.
Noise Disturbance
Management reminds all residents that noise disturbances are strictly prohibited, particularly during designated quiet hours in accordance with the City of Toronto Noise Bylaw, between 11:00 p.m. and 7:00am
Water & Hydro Cost and Usage
Water and electricity remain the community's largest expense. These costs are shared equally among all 271 households, regardless of household size. Please use water and electricity responsibly, especially during the summer months, to help keep costs under control.
Unit Owners Preventive Maintenance
• Inspect valves within the unit to ensure they are not leaking.
• Inspect toilets and faucets regularly for leaks. Even a small leak or a continuously running toilet can waste a significant amount of water and increase utility costs.
Fire Safety Reminder
• Never leave food cooking on stovetop or in the oven unattended
• Keep combustible items away from the kitchen
• Ensure smoke alarms are operational at all times.
• Do not leave the unit door open
Use Your Fob for Building Access
• All residents are reminded to use their fob when entering the building and common areas.
• Please do not hold doors open for unauthorized visitors.
• Contact Concierge if you require assistance with your fob.
Garbage, Recycling and Organic Disposal
• The loading area is not a designated garbage or waste disposal area. Your illegal dumping in this area may result in significant fines or citations from the City’s sanitation department. This illegal dumping breaches the building policies creating an unsightly and unhygienic environment which can negatively impact the appearance and value of your home.
• Use of garbage chute for disposal is between 8:00 am to 10:00 pm only.
• No item should be left on the floor of the disposal room.
• Make sure all garbage is pushed down in the chute, and the chute door is fully closed before leaving.
• All cardboard boxes must be flatted prior to disposal in the ground floor recycling bin in Disposal Room area.
• All organic waste should be placed in the organic waste bin only.
• Please do not throw anything out the window.
Smoke Migration and Regulatory Compliance
The Management wishes to remind all residents that, in accordance with the Corporation’s Declaration, By-Laws, and Rules, no resident shall carry on any activity that results in nuisance, annoyance, or unreasonable interference with other units or the common elements.
While certain units may be subject to grandfathered smoking provisions, all residents remain required to ensure that no smoke or odour migrates beyond their unit boundaries.
All residents are required to take immediate and reasonable steps to prevent smoke migration. Failure to comply may result in enforcement action pursuant to the Condominium Act, 1998 and the Corporation’s governing documents.
Also, please also note that when smoke triggers the fire alarm, the owner will be responsible for all expenses (minimum $1,600 Fire Truck charges).

Future Projects
The Corporation is currently in the process of gathering technical information and obtaining competitive quotations for the replacement of the building's cooling tower and chiller. This important capital project is intended to improve the reliability, efficiency, and long-term performance of the building's cooling system.
The Board and Property Management are carefully evaluating the available options to ensure the selected solution provides the best value while meeting the building's operational requirements. Once the review process has been completed and the project details have been finalized, additional information, including the anticipated schedule, scope of work, and any potential impacts to residents, will be communicated.
We are also in the process of obtaining quotations for the replacement of the building's water main isolation valves. This work is being considered to support several critical maintenance and operational objectives, including:
1. Replacing or repairing leaking fan coil unit isolation valves throughout the building, which currently cannot be serviced efficiently due to the condition of the existing main valves.
2. Improving the stability and reliability of the building's hot water system by ensuring the main isolation valves operate properly, allowing for better control, maintenance, and system balancing while minimizing disruptions during future repairs.
3. To restore the functionality of aging or seized main isolation valves that are no longer operating reliably.
4. To improve emergency response capabilities by allowing water to be shut off quickly in the event of a leak or pipe failure.
5. To support preventive maintenance and future capital projects by providing reliable isolation points throughout the domestic water system.
6. To extend the service life and improve the overall reliability of the building's plumbing infrastructure.
